Sempra Homes has successfully secured funding to deliver a fully affordable housing development at Bowers Close, on London Road, Pitsea, Essex.
Through a partnership with the Ministry of Housing, Communities and Local Government’s Brownfield Land Release Fund 2, delivered by One Public Estate Programme (OPE), Sempra Homes has been awarded £436,000 towards essential infrastructure works for the Bowers Close development.
Funding of £948k has also been secured from Homes England’s Affordable Housing programme towards the delivery of shared ownership homes on site which will be developed alongside the rented homes which will be allocated as per the Council’s Housing Allocation Policy.
The development will consist of 31 high-quality new homes, that meet and exceed space standards, with private amenity areas and open space, offering a mix of one-, two-, three- and four-bedroom homes. The Shared Ownership properties will be prioritised for veterans, key workers and those living in the borough and aiming to purchase their first home.
Melanie Keys, Services Manager at Sempra Homes comments, “We are extremely pleased to have this funding secured for Basildon towards the cost of essential infrastructure works together with Homes England funding enabling us to create a fully affordable housing development to support the borough’s housing needs. This reflects the strength of the partnership Sempra Homes has developed with Government to unlock sites for delivering much-needed homes.”
Adam Thompson, Chair of the Essex One Public Estate Partnership, said: “We are delighted that government continues to recognise the strength of our partnership working and our commitment to ensuring quality homes are being created in the right locations, enabling development on sites that would otherwise remain unused.”
Councillor Adele Brown, Cabinet Member for Planning and Infrastructure at Basildon Council, welcomed the news, and said: “Sempra Homes continues to unlock new funding streams to bring forward high-quality homes for local people. The team's continued energy and commitment means we are making good on our promise to build more much-needed homes across Basildon Borough. I am grateful to Homes England and the Essex One Public Estate Partnership for recognising the importance of these schemes and supporting them through today's funding announcements."
The homes will be traditionally designed and built using a Fabric First Approach, focusing on energy efficiency and meeting National Space Standards and Secured by Design requirements. The development will also include soft landscaping and a green area of public open space, enhancing the suburban character and providing a peaceful environment for residents.
Located on London Road, the development offers excellent public transport, pedestrian and cycle links on London Road, connecting residents to wider amenities.
Works have commenced on site and are programmed for completion in December 2025.
