Sempra Homes to boost local housing with 166 new affordable and private sale homes in Basildon and Pitsea Town Centres

Sempra Homes, the subsidiary company of Basildon Council is set to create 166 new affordable and private sale homes across three prime developments in Basildon and Pitsea town centres. These projects will significantly boost local housing supply and support the broader regeneration plans of the two key town centres in the Basildon borough.

The three developments, named Chapelgate (previously known as Car Park 14), Broadmayne and Tyefields will offer much-needed new affordable and private sale homes. Along with the new housing, these projects will enhance local infrastructure and prioritise biodiversity, improve open space and revitalise town centres.

Sempra Homes has appointed The Hill Group as the developer for these developments, as part of a wider strategic partnership involving Basildon Council, South Essex Council, Homes England and One Public Estate. These developments will bring numerous benefits to the wider communities.

In addition to delivering new homes, Sempra Homes is committed to delivering social value, with over £44 million of inward investment and numerous opportunities for local residents and businesses, including employment, training, apprenticeship placements and the use of local suppliers.

Sempra Homes is also making financial contributions exceeding £750,000 towards local infrastructure. This funding will support NHS healthcare provision, early years and childcare services, primary and secondary schools, open spaces, culture, play and sports facilities, highways and pedestrian access, and sustainable transport. These contributions underscore Sempra’s commitment to not only building homes but also enhance the wider community.

Cllr Gavin Callaghan, Leader of Basildon Council, said: “New, high-quality housing is a top priority for this administration. Through Sempra Homes, Basildon Council is unlocking its housebuilding programme – beginning works on 179 affordable homes across five sites this year. These will be Basildon homes for Basildon residents. 

“As important, will be tackling Basildon’s housing waiting list which currently stands at 4,000. There is an urgent need to increase the supply of social and affordable homes in the Borough to reduce that figure drastically and make Basildon’s contribution to the new Government’s target of 1.5 million new homes over the next five years.”

Tyefields in Basildon will provide 26 new homes consisting of two and three-bedroom housees while Chapelgate will consist of 35 houses and 70 flats located off Laindon Link. Broadmayne will comprise a mixture of 15 flats and 20 family houses.

Overall, the three developments will provide 87 homes for social rent which will be let to local residents from the Council’s Housing register, 66 for private sale and 13 homes for shared ownership. Sempra Homes’ Shared Ownership affordable housing programme will give priority to veterans, with access also to Basildon Borough residents and key workers who will be able to purchase these homes to take their first steps on the housing ladder.
